The Federal Housing Administration (FHA) has updated its loan limits and guidelines for 2024.

Here are the key points:

Loan Limits:

  • The FHA floor loan limit for single-family homes is now $498,257.
  • The ceiling loan limit for single-family homes in high-cost areas has increased to $1,149,825.
  • For 2-unit properties, the limit is $637,950.
  • For 3-unit properties, the limit is $771,125.
  • For 4-unit properties, the limit is $958,350.

Eligible Properties:

  • The updated limits apply to various property types, including single-family homes, 2-4 unit properties, modular homes, condominiums, and Planned Unit Developments (PUDs).

Credit Scores:

  • Minimum credit scores for FHA loans remain at 580 for most borrowers with a 3.5% down payment.
  • Borrowers with credit scores between 500-579 may still qualify but will need a 10% down payment.

FHA Loans

If you are a first-time homebuyer, an FHA Loan might be a good choice due to its relaxed requirements. FHA loans are partially insured by the government, which reduces a lender’s risk and makes qualifying for the loan simpler. Temporary buydowns may reduce your initial interest rate for 1-2 years. Additionally, the new 2024 FHA loan limits have increased, allowing higher maximum loan amounts depending on your location.

FHA 203(h) Fixed and High Balance Fixed

If you are looking to buy a home that requires repairs or renovations an FHA 203k can help provide those additional funds before moving in. Credit scores from 620 are allowed. You are required to finance at least $5,000 of renovation/repair work. The total loan amount depends on several factors, including which Rehab loan is best for you! Eligible properties include single-family homes, 2-4 unit properties, modular homes, and Planned Unit Development (PUD) properties.

USDA Rural Housing Fixed

The United States Department of Agriculture (USDA) Rural Housing Fixed home loan is an area-specific loan designed for individuals moving to or living in particularly rural areas. Qualified locations allow for home loans on all standard property types for a primary residence. Approved property types include single-family, modular, condominium and more.

VA High Balance ARM and Fixed
